{"id":113,"date":"2010-12-23T13:03:14","date_gmt":"2010-12-23T18:03:14","guid":{"rendered":"http:\/\/taxexpertblog.com\/?p=113"},"modified":"2010-12-23T13:03:14","modified_gmt":"2010-12-23T18:03:14","slug":"rental-property-owners-required-to-issue-1099s","status":"publish","type":"post","link":"https:\/\/keysolutions.us\/blog\/rental-property-owners-required-to-issue-1099s\/","title":{"rendered":"Rental Property Owners Required to Issue 1099s"},"content":{"rendered":"<p>The\u00a0Small Business Jobs Act, P.L. 111-240, requires taxpayers who own rental property (hereinafter referred to as &#8220;taxpayers&#8221;) to issue Form 1099 (typically Form 1099-Misc) to service providers for payments of $600 or more during the year.<\/p>\n<p>This means that these taxpayers need to <!--more-->start keeping adequate records of payments made to service providers <strong>beginning January 1, 2011<\/strong>. For example, payments of at least $600 made to plumbers, painters, attorneys, accountants, etc. will need to be reported to the IRS.<\/p>\n<p>While there exists a hardship exception, the IRS has yet to issue regulations defining a\u00a0 hardship. Accordingly,\u00a0taxpayers need to\u00a0immediately implement procedures to properly\u00a0report these 2011 payments to the IRS in early 2012.<\/p>\n<p>Taxpayers need to immediately send form <a href=\"http:\/\/www.irs.gov\/pub\/irs-pdf\/fw9.pdf\"><strong><span style=\"color: #000000;\">W-9<\/span><\/strong><\/a> to their service providers to obtain the legal name (which is not necessarily the same as the DBA (doing business as) name , employer identification number &amp; mailing address by establishing appropriate procedures setting up an accounting system that captures these payments.
